Design–Build
We take the design risk, run authority approvals in parallel with early works, and reach first pour months ahead of a conventional tender. The federated model is the spine of the contract.
What this includes — and what it doesn't.
Every contract dispute we have seen began life as an assumption nobody wrote down. Ours are written below, before anything is signed.

Not included
- Third-party design audits
- Specialist acoustic consultancy
Exclusions are negotiable. Writing them down is what keeps the tender price and the final account within shouting distance of each other.
